Listings entered in the MLS go through a de-duplication process once they are syndicated to remax.ca. This is to ensure properties that are entered multiple times aren't displayed multiple times. De-duplication is based on the address. If the de-duplication process finds there are two or more listings that have the exact same address, all but one of the listings will hidden from remax.ca.
This, unfortunately, becomes a challenge when a listing is entered as a "farm" and a "residential" listing in the MLS. Because the listing addresses are the exact same, the "farm" listing is being hidden from remax.ca, so only the "residential" listing is displayed.
Some possible solutions are:
1. If the MLS will allow, add a "#1" and a "#2" somewhere in the listing address to differentiate the two listings. Since the listing addresses will be different, they should not be flagged during the de-duplication process. *There is still a possibility that the listing address will be corrected based on the address normalization process, which would result in the listing addresses being identified as the same.
2. If one of the two listings is the preferred listing to display, add both listings to the MLS, and after a couple of hours make an update to the listing in the MLS that you want to display on remax.ca, and that listing will take precedence over the other listing since it is the latest to be udpated.
3. Another option is to notify our Support Team when a listing is entered multiple times and needs to be displayed multiple times on remax.ca (such as when a listing is being identified as a residential listing and a farm listing). Our Support Team will work with the remax.ca Development Team to remove the de-duplication flag from those listings. *If an update is made to the listing in the MLS, the de-duplication process will take place again, so the agent will need to notify our Support Team any time an update is made.
